Inside Downtown Dubai - what apartments really sell for, and a softer Q3

Downtown Dubai is the district around Burj Khalifa and The Dubai Mall, and it is all apartments: every one of its 1,319 completed ready sales in the 12 months to 19 October 2026 was a flat. At a median of AED 2,471 per square foot, it is the most expensive of the city's four busiest apartment markets, about 30% above Dubai Marina.

What Downtown apartments sold for

Median completed prices, 12 months to 19 October 2026:

Apartment type Sales Median price (AED) Median AED/sqft
Studio 76 1,150,000 2,294
One-bed 496 2,046,500 2,284
Two-bed 552 3,390,000 2,558
Three-bed 170 5,605,000 3,030
All apartments 1,319 2,800,000 2,471

"All apartments" includes 25 sales of four bedrooms or more, too few to show on their own.

In JVC and Dubai Marina, studios carry the highest rate per foot. Downtown runs the other way: studios and one-beds sit level, and from there the rate climbs with size, so a three-bed costs about a third more per foot than a one-bed.

The tower matters

The busiest Downtown buildings over the past 12 months:

Building Sales Median AED/sqft
Burj Khalifa 115 2,936
Burj Crown 48 2,728
Imperial Avenue 46 2,262
Grande 44 3,443
Forte T1 37 2,835
The Signature 36 1,528
The Address Residences Dubai Opera T2 35 3,489
Boulevard Point 33 2,791
BURJ VISTA Tower 1 33 2,772
The Dubai Mall Residences 32 3,208

The Address Residences Dubai Opera T2 sells for more than twice The Signature's rate per foot, inside the same postcode. Burj Khalifa, the busiest tower by a wide margin, is mid-table among these ten at AED 2,936.

A softer Q3

Downtown's median apartment price per foot was AED 2,477 in Q3 2025 and AED 2,378 in Q3 2026, down 4.0%.

Before reading a move like that, we check whether it is just a change in which towers sold, the mix effect behind Dubai Marina's headline rise. Here it is not. Leaving Burj Khalifa out, the rest of Downtown went from AED 2,405 to AED 2,333 per foot, down 3.0%. And of the 17 towers with at least five sales in both quarters, 11 sold for less per foot in Q3 2026 and 6 for more.

So the softening is spread across buildings rather than driven by one. It is one quarter against the same quarter a year earlier, through September 2026; it is not a forecast.
