Inside JVC - prices, sizes and what sells in Jumeirah Village Circle

If Dubai has a default first purchase, it is Jumeirah Village Circle. Over the 12 months to 7 October 2026, 4,088 completed ready sales were registered there: about one in every nine in the whole city, and more than Business Bay (2,169) and Dubai Marina (1,828) combined.

This guide covers what those sales tell you.

What homes sold for

Apartments make up nearly all of JVC's sales. Median completed prices, 12 months to 7 October 2026:

Apartment type Sales Median price (AED) Median AED/sqft
Studio 1,068 610,000 1,438
One-bed 2,183 991,000 1,268
Two-bed 543 1,450,000 1,128
Three-bed 63 2,000,000 1,264
All apartments 3,864 930,000 1,279

JVC also has villas and townhouses. Over the same 12 months, 224 villa sales were registered, at a median of AED 3,122,500 and AED 1,581 per square foot.

Where JVC breaks the pattern

Across Dubai, bigger apartments cost more per square foot, because they cluster in pricier towers and communities. Inside JVC, it runs the other way: studios carry the highest rate of any apartment type, and two-beds the lowest. A studio here costs about 27% more per foot than a two-bed.

So a single "JVC price per sqft" hides a lot. If you are pricing a two-bed, the community-wide figure will overstate what you should pay per foot; for a studio, it will understate it. Compare with the same bedroom count.

The busiest buildings

The five JVC buildings with the most completed apartment sales over the past 12 months:

Building Sales Median AED/sqft
Binghatti Apex 193 1,427
Luma Park Views 133 1,610
Binghatti Royale 124 2,393
Binghatti Azure 106 1,624
Binghatti Phoenix 81 1,529

Prices per foot vary widely from building to building inside the same community, which is the best argument for pricing a home against its own building rather than the area.

Why so busy, and why it matters

Mid-market prices and deep supply, with a real entry point: half of JVC's one-beds sold for under a million dirhams. That volume has a practical benefit. A home in a busy community is easier to price, because there are plenty of recent comparable sales, and easier to sell later.

Prices have been steady rather than rising: in Q3 2026 the median JVC apartment sold for AED 1,200 per square foot, 2.8% below the same quarter of 2025. More in the Q3 2026 market report.
