UAE Mortgage Rules Explained
The UAE Central Bank sets minimum down payments based on buyer profile and property value. Expat residents need 20% for a first home under AED 5M, UAE Nationals need 15%. For properties above AED 5M, all buyers need 30%.
UAE banks cannot lend if your total monthly debt repayments exceed 50% of your gross monthly income. This is the Central Bank's DBR limit. Use the income field above to check whether you're within this threshold.
UAE banks offer mortgage terms of up to 25 years for residential properties. The maximum age at the end of the mortgage term is typically 65 for salaried employees and 70 for self-employed.
Beyond the down payment, budget for: DLD Transfer Fee (4%), Agency Fee (~2%), Bank Setup & Valuation (~1% of loan value), and DLD registration fees. Total upfront costs are typically 6-8% of the purchase price.
