Inside Dubai Marina - what homes really sell for, building by building

Inside Dubai Marina - what homes really sell for, building by building

Dubai Marina is the waterfront skyline everyone recognises, and one of the busiest prime markets in the city. Over the 12 months to 7 October 2026, 1,828 completed ready sales were registered there, almost all of them apartments: the third-highest count of any community, after JVC and Business Bay.

What Marina apartments sold for

Median completed prices, 12 months to 7 October 2026:

Apartment type Sales Median price (AED) Median AED/sqft
Studio 148 1,060,000 2,414
One-bed 778 1,577,500 1,958
Two-bed 575 2,550,000 1,828
Three-bed 256 4,002,500 1,830
All apartments 1,825 2,125,000 1,898

At AED 1,898 per square foot, the median Marina apartment costs about 48% more per foot than one in JVC (AED 1,279). You are paying for the address and the water, and enough changes hands here to keep that price transparent.

As in JVC, studios carry the highest rate per foot, well ahead of one-beds, with two- and three-beds level below them. Across the city as a whole the pattern runs the other way.

The building matters more than the postcode

Marina's towers span a very wide range. The busiest buildings over the past 12 months:

Building Sales Median AED/sqft
Liv Waterside 122 3,183
Torch Tower 48 1,488
Princess Tower 42 1,586
Damac Heights 42 2,036
Elite Residence 42 1,405
Cayan Tower 41 2,098
Jumeirah Living Marina Gate 41 2,980
Liv Marina 41 3,304

The priciest of these sells for more than twice as much per foot as the cheapest, all within the same community. A "Marina price" tells you very little until you know the tower.

Why Marina's 11% rise needs a second look

Marina's median apartment price per foot rose 11.2% between Q3 2025 and Q3 2026, from AED 1,796 to AED 1,997, the biggest rise of any busy community this year. It is a real median. It is not, on its own, evidence that Marina homes got 11% more valuable.

Three of the priciest towers above (Liv Waterside, Liv Marina and Jumeirah Living Marina Gate) went from 12 of Marina's apartment sales in Q3 2025 to 122 in Q3 2026. When that many high-priced sales land in one quarter, the median rises even if nothing else changes. Leave those three towers out, and the rest of Marina's median went from AED 1,775 to AED 1,738 per square foot: down 2.1%.

It is the same mix effect we found at city level in Dubai apartment prices rose 5%. Most communities did not. The lesson for a Marina buyer: price a home against its own building's sales, not the community's headline move.
