Nine of the twenty are new to the resale record

The starred buildings had no completed ready sale on record before 20 October 2025. Every sale they show in the table is from the past year. Paradise View - 2 recorded its first in March 2026, Binghatti Apex in May, Liv Waterside in June.

A building cannot record a ready sale until it is complete, so a first run of sales like this marks a building that has only recently joined the ready market. It means "busiest building" and "most popular building" are not the same thing. Burj Khalifa is the clearest contrast: its first recorded sale was in 2010, it has 1,598 on record, and it still made the top ten with 115 sales this year.

Busy does not mean similar

The busiest buildings span the whole market. At the top end, Liv Waterside's median of AED 3,188 per square foot is more than four times Qasr Sabah I's AED 726. The median sale at Bond, where studios are the most common unit, was about AED 201,000; at Burj Khalifa it was AED 5 million.

So a building's sales count tells you how much evidence there is for its price, not what that price is. For a buyer, that evidence is the useful part: in a building with 100+ sales a year, an asking price can be checked against what neighbours actually paid.
