"The market dropped" can mean two very different things:
- Volume: how many homes sold.
- Price: what they sold for.
The two move separately, and 2026 has been a clear example. Reading one as the other is the quickest way to misjudge what a home is worth.
What happened to volume
From March 2026, completed ready sales fell sharply against the same months of 2025:
| Month | Apartment sales 2025 | Apartment sales 2026 | Change |
|---|---|---|---|
| March | 3,204 | 2,190 | -32% |
| April | 3,503 | 1,961 | -44% |
| May | 3,715 | 1,611 | -57% |
| June | 3,008 | 2,032 | -32% |
| July | 3,470 | 2,261 | -35% |
The fall was deepest in May and has eased since. Villa sales followed the same shape.
What happened to price
Over the same months, the median apartment price per square foot barely moved:
| Month (2026) | Apartment median AED/sqft | Villa median AED/sqft |
|---|---|---|
| January to February | 1,417 | 1,488 |
| March | 1,316 | 1,507 |
| April | 1,424 | 1,473 |
| May | 1,310 | 1,420 |
| June | 1,382 | 1,396 |
| July | 1,344 | 1,419 |
Apartment medians stayed within about 8% of their January to February level in every month, and villa medians within about 6%. Sales fell by up to 57% while prices held.
Why the two come apart
Prices tend to fall when sellers have to sell. When they do not, a quieter market mostly means fewer transactions: buyers wait, and sellers who can hold, hold. Completed sale prices then reflect the deals that did happen, and in 2026 those closed at levels close to the start of the year.
There is a caveat in the other direction. Monthly medians move with the mix of homes that sold, so a steady median does not prove every home kept its value. We look at that effect in Dubai apartment prices rose 5%. Most communities did not.
What it means for a buyer
A slower market can mean less competition and more room to negotiate. It does not mean a discount is waiting for anyone who asks. If you expect "30% off because sales crashed", you are negotiating against a number the registered sales do not show.
Read volume and price separately, and check the price for the specific building and bedroom count you are looking at.
How we measured this
Completed, DLD-registered ready-sale transactions, from the KhaleejKeys database as of 7 October 2026. Medians throughout, apartments and villas separately. We stop the volume comparison at July: the most recent months are still filling in as late registrations arrive. See this quarter's full picture in the Q3 2026 market report.
