An indication, not an appraisal. The range is the middle half of comparable registered sale prices, scaled to your size. It makes no adjustment for floor, view, condition, parking or the market since those sales, and it is not advice. Comparable sales are shown so you can judge them yourself.

How the range is built

Every figure comes from the Dubai Land Department register - what buyers actually paid, never asking prices.

Same building first. Registered sales in the same building with the same bedroom count and a size within 15% of yours, in the last 12 months. If the building has too few, the same rule across the whole community - and the card says which was used.
The middle half. The range runs from the 25th to the 75th percentile of those sales' price per square foot, multiplied by your size. Half of the comparable sales sat inside it; a quarter sold below and a quarter above.
Measured, not promised. Tested on every registered sale of the last 12 months, each estimated from earlier sales only: the registered price fell inside the range about four times in ten, and the midpoint was within 8% of the registered price half the time. Read it as where comparable sales sit, not as what a specific unit will fetch.
Nothing from thin data. Below a minimum number of comparable sales the page says so and estimates nothing.
